The Gateway Apartments Coming to The Illinois Medical District

Fun fact: the second-largest urban medical district in the United States – the Illinois Medical District – is located right here in downtown Chicago. And it’s huge! Just a couple miles west of the heart of the Loop, this rapidly growing mega-campus is in desperate need of new apartments to accommodate its workforce.

The Gateway is going to deliver! These new luxury apartments will be located at 2050 W. Ogden, on the corner of Polk and Ogden. Plans for the high-rise, which will hold 161 residential units, are impressive. It’ll be a part of the Gateway Illinois Medical District master plan, a massive 10-acre mixed-use $300 million development. Get ready for expanded housing and improved infrastructure, as well as the fun stuff like new retail, hotels, and neighborhood services. 

I’m absolutely thrilled to see much-needed new housing, business and recreation growing on the west side of Chicago. The amazing health and science professionals that do such important and life-saving work in the Illinois Medical District deserve a thriving community surrounding them that provides high-quality work-life balance.

Medical District Growth 

Hospitals in the Medical District have had ongoing expansions and redevelopment in the area over the last several years, spurred primarily by Rush University Medical Center. Rush broke ground last year on their latest project – a $450M state-of-the-art cancer and neurosciences center. The 480,000-square-foot facility is slated for completion in 2022. 

Located just south of the Eisenhower expressway, this development site is near other areas of expansion on the west side of Chicago too. The recently built Malcolm X College campus, the Chicago Blackhawks training facility (near the United Center), and the $1 billion renovation of the 106-year-old former Cook County Hospital building will all be super-close to the master plan, including The Gateway apartments. 

Gateway Apartments Developers

While the area has been growing, a group of residential and commercial developers joined forces to meet the fast-rising need for apartments and neighborhood conveniences. 

Gateway Development Partners, under the direction of Elzie Higginbottom and East Lake Management, is at the helm of The Gateway apartments project. They’re working along-side Epstein Global architects and civil engineers on this gigantic development. 

All The Details

The 11-story apartment building, along with a 6-story hotel, will soon fill this vacant lot where Ogden, Polk and Damen streets converge. It’s going to be a sight for sore eyes once it’s complete!

Modern slate gray exterior panels and rows of glassy balconies stand out on the rendering for the apartment complex. I can also see lots of outdoor deck space – both above the ground floor retail as well on the rooftop of the building. The apartment views looking east toward downtown are sure to be fantastic. And I’m so happy to see that rooftop deck which will include a pool! I expect it’ll be an awesome outdoor oasis for Gateway residents. 

Rental residences will include studios, one-bedroom and two-bedroom apartments. They’re packing in great amenities too. In addition to that rooftop lounge and pool, I see media lounges, a fitness center, game area, outdoor terrace, business center, bike storage and on-site package delivery. 

A sneak peek at what’s to come in the bustling neighborhood is already standing. The developers recently completed a plaza with two single-story retail buildings, complete with a Starbucks, Chipotle and AT&T store.

Now, let’s talk about the community improvements that are headed this way. To go along with fresh housing and retail, the area near The Gateway will include 2,000 feet of new roadway, as well as a new public park with a pedestrian plaza, raised landscaped planters, lighting and a water feature. 

If you’re looking to move near the Illinois Medical District and have a pet, you’re in luck. With several parks and sprawling college-campuses nearby it’s my guess that the Gateway apartments will be pet-friendly.

Getting Around Town

While residents of The Gateway apartments will likely walk just a few blocks to work, access to the CTA Blue Line, Pink Line and several busses will make it easy to get around the city. Drivers will be spoiled with on-ramps to I-290 just up the street and Ogden Avenue, a great artery street to cut through west side neighborhoods quickly, also provides nearby access to I-90/94.
