Boutique Mid-Rise to Add 89 Apartments and Green Space in the Gold Coast

Green living concepts are gaining traction in downtown Chicago, and plans for the new luxury apartment complex coming to 1212 N. State Street in the Gold Coast will be a fantastic trend-setter for other developers to follow.

Green space is at the forefront of this new Gold Coast development. If you’ve walked the area around State and Division streets, you know how dense it is – the brick and concrete can feel practically claustrophobic. 

Now imagine living in the busy Gold Coast neighborhood, but coming home to nearly 8,000 square feet of planted green space. That’s what will be incorporated into the roof deck design on this luxury mid-rise. Even the public sidewalk area outside of the building will be fresh and lush. 

Developer and Design Details

Chicago-based Newcastle Limited is developing this property, and teaming up with architecture firm CallisonRTKL. They’re also working on a retail building across the intersection. Construction is underway and should be completed in early 2022. 

Newcastle Limited is known for commercial and residential property acquisitions, redevelopments and new construction projects throughout Chicago. In the Gold Coast neighborhood they also recently developed State & Chestnut, a 35-story, 367-unit apartment building that was completed in June 2015.

The plans for 1212 N. State will include retail and restaurant space at the building’s base with upscale rental residences rising above. At 12 stories – about 135 feet tall – this will be a boutique mid-rise apartment complex, which is smaller than most of the other surrounding buildings. 

Complementing the Gold Coast neighborhood’s historic and eclectic architecture, the building will feature a mix of warm-toned brick, stone, glass and porcelain-inspired tile panels. My favorite glimpse of what’s to come are the promises of huge windows and brick balconies – two must-have luxury apartment features that are sure to give the units that modern-meets-elegant look that Gold Coast is known for. 

Consistent with other apartment buildings in the neighborhood, there will be a mix of studios, 1 bedroom and 2 bedroom units available. The plans also call for more than 3,000 square feet of indoor amenity space, as well as a whopping 15,000 square feet of outdoor amenity space.

Dogs won’t be left out of the fun. A partially covered dog run is on the list of dog-friendly amenities. I love seeing more developers including great spaces for fur babies in their plans, and with all of the green space at this place, chances are these apartments will be a popular one for pet-owners in Gold Coast. 

Perfect Location for Commuters

Have a car? You’re in luck. 1212 N. State will include on-site parking; a fully enclosed parking garage with 32 spaces will be concealed behind the retail facade. 

Your getaway out of the neighborhood is quick – the bustling intersection is just a few blocks drive to Lake Shore Drive, and access to I-90/94 is less than 2 miles away; a straight shot west down Division. 

Public transportation is also abundant and within a short walk with the CTA Red Line station just 3 blocks west at Clark and Division, as well as bus lines that run on State, Division, Clark, and Lake Shore Drive.

Residents of all stripes can enjoy the diverse perks of life in the Gold Coast. Families are near top-notch schools including Ogden Elementary School, Walter Payton College Prep High School and even Loyola University. The Near North Branch of the Chicago Public Library is just a half mile walk to Old Town. A 10-minute stroll south lands you at Washington Park and the historic Newberry Library

The Gold Coast has major bragging rights being home to some of Chicago’s most notable local restaurants, historic taverns and luxury retail. For fun in the sun and outdoor recreation, you can’t beat living a short walk to Oak Street Beach with dozens of volleyball nets during summer, as well as the cycling and running trails along Lake Michigan.
