Optima Lakeview Luxury Apartments Set To Replace Shuttered Grocery

A new 7-story luxury apartment complex with a large atrium and abundant amenities is set to replace the shuttered Treasure Island grocery store in Chicago’s Lake View neighborhood at the intersection of Broadway and Cornelia.

This new construction, at 3460 N. Broadway, will reshape the character of this patch of Broadway from a grocery store and surface parking lot to a massive (by this neighborhood’s standards) and modern mixed-use residential and commercial building. It will bring much needed new life to this lot that has sat vacant since 2018.

What will also be new for this pocket of Lake View is having a luxury apartment building filled with modern amenities and a design focused on the outdoors and greenspace. While the original plans were scaled down a bit to meet community and city approval, what’s in store for Optima Lakeview is still rather impressive. 

Designer Details

If you take a stroll down Broadway, between Belmont and Addison, you’ll see rows and rows of early to mid 20thcentury classic low-rise brick buildings. Developer-architect Optima Inc. was clearly conscious of the Lake View neighborhood’s character when designing the building and is set on complementing it beautifully. 

The design for Optima Lakeview has a dark brick base, but the glassy higher floors, in-set balconies, and landscaped terraces will give this parcel a classic-meets-modern makeover. 

The 208 rental units will be a mix of studio, 1-bedroom, 2-bedroom, and 3-bedroom apartments, with many of them including private balconies. With this to be one of the taller buildings in the immediate area, I can imagine folks enjoying the fantastic views and refreshing lake breezes on those balconies. 

The developer is known for its other Optima luxury apartments in Evanston, Skokie, and Streeterville in downtown Chicago. 

Amenities and Atrium

While modern apartment buildings with amenities do exist in Lake View, they are a bit lacking along Broadway between Diversey and Addison Street. But, Optima Lakeview is set to change that. 

Starting on the first-floor entrance, the lobby will give way to an enormous 3,600 square foot enclosed atrium. This open, light-filled space is sure to have a modern aesthetic and be filled with thoughtful details to welcome residents. 

Now sports fans, get ready to cheer. The first floor will also be decked out with basketball and squash courts, a golf simulator, and a sports lounge. 

Looking for a pet-friendly pad in Lake View? You’ll love this: the second floor will be home to a 4,000 square foot dog park and common terrace. The fitness center, weight room, yoga studio, and sauna will also be on floor two. 

Midway up the building, the fourth floor will house a resident club lounge, chef’s kitchen, and conference rooms. These shared entertainment spaces are super handy for hosting everything from your annual Super Bowl party to your cousin’s baby shower. 

But – the rooftop deck, above the seventh floor, is where residents will truly make friends fast. Three words: pool, party, spa. This rooftop is going to be your summer happy place with a huge party room, large pool, and a relaxing spa. 

Work-Life Balance

The east side of Lake View is popular among commuters for the ease of access to Lake Shore Drive. Several CTA bus stops are nearby and the CTA Red Line train is only a 10-minute walk from this transit-oriented property. Optima Lakeview will also have indoor parking available for 94 vehicles and 208 bicycles. 

Ready for some neighborhood fun? It’s at your doorstep! Lake Michigan and the Lakefront Trail are just a short walk, as are several shopping and dining options along Broadway and Halsted. 

Of course, catching a Cubs game is easy. No need to hassle with driving and parking, just stroll the half-mile over to Wrigley Field or grab a cold one at a Wrigleyville sports bar.
