In my years as a leasing agent in Chicago, I’ve watched lots of neighborhoods go through big-time change. But seeing the South Loop grow by leaps and bounds has been particularly fun to witness. The development has been feverish, with the sky over South Loop dotted with cranes, and brand-new high rises being constructed at a pace only a Lego-crazed grade-schooler could compete with.

As South Loop’s development has caught fire, renters in the neighborhood have benefited. New apartments are springing up left and right, with more in the works. The Newest Apartments in South Loop

1. Coeval

Coeval apartments have been open for just a couple of years, and the building is pristine. Its residents rave about the cleanliness of the shared spaces and gracious staff. Located smack in the middle of South Loop, these new apartments are some of my favorites in the neighborhood.

What You’ll Love About Coeval

Ahhh, cozy Coeval. If you’re wondering how a building made of concrete and glass can be cozy, I invite you to come take a tour of this modern building. The mid-rise’s 16 stories just feel so homey. 

Nestled on the corner of 14th Street and Wabash, this slice of South Loop is quiet, but flanked by bustling State Street and Michigan Avenue just a couple blocks east and west. 

You live in the city to be close to the action, and when you live at Coeval, you are! There are no fewer than a dozen restaurants within a few blocks and if I lived at Coeval, I’d probably have an unhealthy relationship with Victory Tap’s crispy brick chicken.

The shoreline is so close to Coeval that you can get an apartment with a lake view. You’re less than a 15-minute walk to Grant Park, the Field Museum, Lakefront Trail and more. If you’re looking for a bit of a hidden gem, head two blocks west to Cotton Tail Park; it has an awesome walking path, playground and space for dogs to run off their energy. 

If you work in the Loop, walking or biking is within reach. Or, hop on the train or city bus; there’s a stop just steps outside of Coeval’s front doors. 

The apartments themselves are a dream. Modern, clean, comfortable and full of natural light that streams in from the floor-to-ceiling windows. The amenities are top-notch too, with a focus on peaceful spaces to read, relax and even catch a few rays.

Imprint apartments opened in 2020, in South Loop’s pocket neighborhood, Printer’s Row. Get it? Imprint? Clever, right? 

For me, Imprint is the coolest apartment building in South Loop. The aesthetic is industrial chic with minimalist styling that lets the out-of-this-world view of the city be the star.

What You’ll Love About Imprint 

I promise that you’ll love living at Imprint. Every customer of mine who’s signed a lease in this beauty of a building has been delighted with their choice. 

The location of these new luxury apartments really can’t get much better. Just blocks south of the Loop, it’s the perfect spot to live if you work in the heart of the city. Renters at Imprint can also walk 7-minutes east to Grant Park and Lake Michigan. And if you’re looking to get out of the neighborhood, the Red Line station is just a 5-minute walk from your front door. 

Now more than ever, we all want home to be our sanctuary and at Imprint, that’s what you get. From the moment you walk into the lobby, this building feels entirely welcoming. The shared spaces combine exposed concrete, modern tiling and wood accents with decor that is perfectly unfussy. 

Stare up at Imprint’s 31 stories, and all you see is windows upon windows. This means one thing – natural light and views for days. The apartments are furnished in neutral gray and white. Concrete ceilings, glossy quartz countertops and black window framing create a posh blank slate that’s ready for your own personal stamp. Imprint also has a plethora of layouts, with so many unit configurations, you’re sure to find an apartment that’s a fit. 

There are plenty of shared spaces at Imprint to hang out, work-from-home or even play a game of pool. The Lounge on Five is an awesome indoor and outdoor space that’s perfect for hosting friends when you don’t feel like cleaning your apartment. There’s a lounge with couches, tables and chairs for having coffee (or, maybe something stronger!), and even foosball tables. Outside, there’s a massive deck with trees, blooming gardens and gas fire pits. It’s like your own private park in the middle of the city!

When Alta Grand Central opened in 2020, I couldn’t wait to get through the front doors. I’d been eyeing the building during construction and had heard rumblings about its plans for grand amenities and exquisite design. And when those doors finally swung open, reality exceeded all expectations.

What You’ll Love About Alta Grand Central

Simply put, Alta Grand Central’s developer and design team knocked it out of the park with this luxury building. 

Before I get to the dreamy details, let’s talk about the location. Alta Grand Central is located on the very north edge of South Loop, along Harrison Street. Just 100 yards from the south branch of the Chicago River, this location is truly awesome. To give you a sense of just how close it is to the Loop, you can walk to the Willis Tower in just 10 minutes. And, you’ve got all the conveniences and fun that the South Loop neighborhood offers. 

If you love South Loop’s swanky city vibe, you’ll fall head over heels for Alta Grand Central. The building’s double towers are beautiful on the outside, with two glassy, reflective buildings standing side-by-side and connected with a shared lobby. And not just any lobby, but a gorgeous and inviting space with cozy seating, warm wood panels, glowing lights and a large art installation that pays homage to the structure that previously called this plot of land home – Grand Central Station

Between the towers is a third-floor outdoor patio space that’s one of my favorites in all of downtown Chicago. Curl into one of the oversized chairs, and you’ll feel enveloped by the neighboring buildings and open blue sky. It’s such a tranquil space! Feel like a swim? Pop over and up to the East Tower’s upper floor sky deck and dive in, then relax in a private cabana. 

Alta Grand Central is packed with the best of the best indoor amenities too. The gyms (yes, plural!) are fully stocked with everything you need. Instructors host classes in the yoga studio, and there’s even a massage room for post-workout recovery. My other favorite hang-out is the Conductor Lounge. This impeccably designed lounge space feels like your own private bar.  

Do the amenities have you sold on living at Alta Grand Central? You’re in good company; I’ve had customers ready to sign a lease before even setting foot in an actual apartment! But, let’s talk about these luxury units. They are, in a word: grand! Yes, you get modern apartments with high ceilings and views of the city. But it’s the details that’ll get ya. Soft-close cabinets, Nest thermostats and thoughtfully designed floor plans that make use of every square foot.

The Cooper is one of the best high-rise apartments in South Loop. Opened in 2018, it still has that new apartment smell and is sparkling clean. A complementary high-rise, The Reed, will be opening in this “Southbank” apartment development in 2023. Together, they’ll be a powerhouse community, offering up a place to rent in South Loop that just feels like home!

What You’ll Love About The Cooper

The Cooper is a block south of Alta Grand Central, and also just steps away from the Chicago River. Wondering where to live if you work in downtown Chicago? This pocket of the South Loop is picture-perfect. 

When my customers are searching for an apartment in the city, I always remind them to think about how the location caters to the ease of living life day-to-day. The Cooper nails this. The conveniences within walking distance are so awesome. Target is just a 10-minute jaunt south, and Trader Joe’s is another 5-minutes east. Plus, there’s a Walgreens in-between the two. The suburbs got nothing on South Loop! 

On the flip-side, having access to a quiet, natural setting to sneak away to is a huge luxury when you live in the city. Even though downtown Chicago has impressive parks and green spaces, they’re not always outside your door. But The Cooper’s are. Their very own riverside oasis – Southbank Park – is right on the apartment property. The 2.5 acres of landscaped grassy space also has access to the brand-new 2,000-foot river path, which offers up peaceful views of wildlife right in the center of the city. 

If you’re living downtown, luxury amenities should be high on your list too, and The Cooper’s got you covered. The building has tons of social-centered amenities like a rooftop terrace with a pool, bocce ball and cabanas. There’s even a RoofCrop, which not only makes this space beautiful, ut lets residents benefit from a bounty of veggies, flowers and even honey. 

Impressive amenities and beautiful units wow everyone who tours this place, but it’s The Cooper’s incredible staff that makes these luxury apartments really stand out. They host super fun resident events at a head-spinning pace. If you’re new to the area – or just a social butterfly – this is the place for you! 

How’s a Paint and Sip workshop sound? They host them in their Maker’s Room (yes, a glorified craft room, my 12-year-old self is freaking out!). Or, learn to box in Southbank Park! And, you’re invited to participate in building-wide food drives and other events that let you give back to the community. These are just some of the bonuses you have to look forward to when you rent at The Cooper.

How’s a Michigan Avenue address sound? When you rent an apartment at The Paragon, it’s yours. 

March down the famed Chicago street and set your gaze upon The Paragon’s bevel-glass adorned 47 floors. The building is only a couple of years old, but its eye-catching architectural details have already made it a distinguished part of the South Loop skyline.

What You’ll Love About The Paragon

The meaning of “paragon” is “a perfect diamond”, and this building is. Located right in the middle of South Loop, The Paragon is as pretty as they come. 

It’s the little things that make this luxury apartment building stand out as one of my favorites in downtown Chicago. I liken this building to a luxury hotel; everything is so thoughtfully done. From the smell of the lobby to the fresh flowers in the lobby, The Paragon knows details matter. 

A first-class staff makes each resident feel welcome (they greet everyone by name), and they keep the building in tip-top shape. They’re prompt, courteous, and will even point you in the right direction when a late-night Pad Thai craving strikes. 

Second only to the staff are the shared spaces. The Paragon’s approach to amenities is so smart – they have an entire floor dedicated to them. And not just any old floor, but the tippy-top of the building – the 47th floor. The view from the gym is enough to get your booty out of bed to take in the sunrise while getting your sweat on. The clubroom has stunning views of Lake Michigan, and the swanky sky room and outdoor deck have a million-dollar view of the entire city of Chicago.

For renters who work from home, but want a little extra elbow room, you’ll freak over The Paragon’s coworking space. Cancel your WeWork membership stat, this space is so much better and, it’s reserved exclusively for Paragon residents. 

After a long day’s work, head to the spa for a dip in the whirlpool and steam out your stress in the sauna. This is especially a treat during Chicago winters, and not something that comes standard at other luxury buildings. 

When the time comes to choose an apartment at The Paragon, you’ve got lots of options. There are so many floor plans, and each makes awesome use of square footage. Even the most affordable studios are packed with polished design, IOTAS smart-home technology and flawless kitchen and bath finishes. Have a pen handy, because I’m telling you…one look at this building, and you’ll be ready to sign on the dotted line.

Renters flock to the building for its killer views and luxurious amenity spaces. And yes, they’ll knock your socks off, but it’s the location that draws so many renters to this brand-new building. 

Live at Aspire, and all of South Loop sits north of you. Step outside and walk to Fred Anderson Dog Park, Mariano’s and tons of awesome restaurants. Explore the neighborhood by foot or hop on the CTA Green Line; it’s just a block to the west and cuts north right through the center of South Loop and on to the Loop. 

Best of all – it’s so close to Chinatown, you can practically smell the Dim Sum wafting in the breeze. The walkable access to Chinese grocers and authentic restaurants is a total luxury that’s exclusively yours when you live at Aspire. 

Iinside this brand-new building, the shared spaces are designed to impress with neutral gray tones, wood accents and statement light fixtures. Even the mailroom is beautiful with high ceilings and seating so cozy, you’ll actually enjoy sorting through your junk mail. 

On the fourth-floor, you’ll find an amenity suite – a.k.a., your own personal playground. This is where you can work, play and entertain your heart out. 

If you work from home, you’ll love the set-up at Aspire. The co-working space is filled with natural light and there are several private conference rooms in addition to comfortable desk space. And after a long day’s work, you’ve got several wind-down options. Sweat it out in the fitness center or yoga room. Or, head to the Pub Lounge for a cocktail. And if golf’s your game, take a few swings in the simulator. 

The outdoor amenities at Aspire include everything you need to enjoy Chicago’s summer months. Fun seating areas with twinkling lights, fireplaces and even a television create a super cozy outdoor living space. And yes, there’s an outdoor pool and a million lounge chairs. All that’s missing is you and a margarita. 

Aspire’s apartments are brand-new and designed so beautifully. I’d like to personally thank the designer who chose the bold and gorgeous tile, countertops and mixed-material cabinetry. We’ve seen some pretty incredible high-rises spring up in South Loop, but NEMA takes the cake! This 76-story stunner is the tallest luxury apartment building in the neighborhood, and misses the mark for the tallest apartment building in the entire city by just a hair. 

Located right on the southern edge of Grant Park, NEMA will leave you wanting for nothing.

What You’ll Love About NEMA

When NEMA opened in 2019, I couldn’t wait to get in inside. And let me tell you – it didn’t disappoint. NEMA is more than a luxury apartment building…it’s an entire lifestyle. 

So what’s it like to live at NEMA? Imagine calling a luxury resort your home, and you’re on the right track. From the stunning apartments and mind-blowing amenities to the sky-high views, NEMA takes luxury living to an entirely new level. 

First, let’s talk about this awesome location. Grant Park serves at NEMA’s front yard – not too shabby, right? The view of the park is incredible and having sprawling green space, tennis courts and gardens just steps from home is a dream. Conveniences like grocery, the CTA Roosevelt station and great restaurants are all a stone’s throw from NEMA too. 

Step inside the building, and lay your eyes on the impeccable attention-to-detail. Everything, right down to the light switches, has been carefully curated to create a harmonious design that’s just divine. It feels impossible to highlight each shared space and amenity, but I’ll cover my favorites…

First – the fitness center is jaw-dropping, and will make an athlete out of the most hard-core couch potato. All the standard equipment is yours, plus TRX, Cross-Fit and free weights. There’s also a boxing ring, squash court, spin room, and a yoga room with floor-to-ceiling windows that overlook the lake. Oh, did I mention the full-size basketball court? Yes – you can play a pickup game without even leaving your apartment building!

Moving onto to the shared hang-out spots – there are many! The posh game lounge, dubbed “The Station”, is just too cool and the perfect spot to watch the Bears win the Superbowl (hey, a girl can dream!). They even serve booze at the bar. The coworking space has views of the park, plus nine conference rooms decked out with tech-friendly features. If you’re looking to entertain, head to the Urban Lounge, complete with a kitchenette and tons of intimate seating areas. 

Next, let’s talk about the outdoor spaces. There’s a 10,000 square-foot pool deck that looks like it was plucked straight out of an all-inclusive resort in the Maldives. It’s perfectly manicured and is outfitted with daybeds and spa pools. The Park Terrace has killer views of the city, plus fire pits and heat lamps that make outdoor entertaining possible, even when the flurries are flying. 

The apartments at NEMA have a floor-plan for every need. High-tech to high-ceilings, each is complete with design details that make life comfortable and beautiful. 8. Sentral Michigan Avenue

Sentral Michigan Avenue apartments opened in 2019 right along Grant Park. Originally named Essex on the Park, the building was rebranded in 2021 as Sentral. 

This 56-floor luxury building is located on Michigan Avenue, and has lightening-fast access to the Loop. Walk just 5-minutes north, and you’ll be on the steps of the Art Institute. Another 10-minutes and you’re strolling along the Riverwalk
